A survey that establishes boundaries of a parcel using its legal description, which typically involves the setting or restoration of monuments or markers at the corners or along the lines of the parcel, often in the form of iron rods, pipes, or concrete monuments in the ground, or nails set in concrete or asphalt.

A survey that measures the elevation of points on a particular piece of land, and presents them as contour lines on a plot.

·    MORTGAGE LOCATION SURVEYS

A simple survey that delineates land boundaries and building locations. In many places a mortgage survey is required by lending institutions as a precondition for a mortgage loan.

A MORTGAGE SURVEY IS NOT THE SAME AS LAND SURVEY.

A subdivision layout is converting a large piece of land to subdivide into “Lots”.

With a flood survey we will check elevations to see if your property is outside of the flood plain based on the FEMA FIRM flood maps. If it is found to be above the base flood plain elevation, we can fill out the forms needed to remove your property from the flood plain.

  • CONSTRUCTION LAYOUT

Construction layouts are when we take your engineered or architectural plans and stake the buildings or other improvements in the correct location on the property to be built.

A survey carried out during or immediately after a construction project for record, completion evaluation and payment purposes.

A specialized boundary survey that meets the specific needs for land title insurance purposes. It has to meet the minimum precision and detail requirements established jointly by the American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM).

When you need to add property to a city, corporation or village limits.

A condominium is the form of real property where a specified part of a piece of real estate is individually owned while use of and access to common facilities in the piece such as hallways, heating system, elevators, exterior areas is executed under legal rights associated with the individual ownership and controlled by the association of owners that jointly represent ownership of the whole piece.
